1. Our fees
Our fees for landlords, sellers and buyers will be published here in full, including any VAT, before we take on our first instruction.
Whatever the service, your fees are always agreed with you and confirmed in writing in your agency agreement before we begin, and we never charge anything that has not been agreed.
2. Tenant information
When we act for a landlord, we do not charge tenants any fee. The Tenant Fees Act 2019, as amended by the Renters' Rights Act 2025, allows only the following payments to be asked of a tenant, or of anyone paying on a tenant's behalf such as a guarantor. Each amount applies to the tenancy as a whole, not to each tenant.
| Payment | What the law allows |
|---|---|
| Holding deposit | No more than one week's rent (the annual rent divided by 52), to reserve the home while checks are carried out. With your consent it is put towards the first rent or the tenancy deposit; otherwise it is returned within seven days of the tenancy agreement being made, or of the landlord deciding not to proceed. It may be kept if you give false or misleading information, if you do not have the right to rent, if you withdraw, or if you do not take all reasonable steps to enter into the tenancy agreement by the deadline. The deadline is the fifteenth day counting from the day the holding deposit is received, unless a different date is agreed in writing. If the holding deposit is to be kept, we will explain why in writing within seven days. |
| Rent | No rent may be taken before the tenancy agreement is signed. Between signing and the start of the tenancy, the first payment of rent may be requested, covering no more than the first month or, if rent is payable more often than monthly, the first 28 days. After that, rent cannot be required before the start of the rental period to which it relates. |
| Tenancy deposit | No more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the annual rent is £50,000 or more. The deposit must be protected in a government approved scheme within 30 days of being received. |
| Late payment of rent | If rent remains unpaid 14 days after the date it was due, interest at 3% a year above the Bank of England base rate, for each day after the due date that it remains unpaid. |
| Lost keys or security devices | The reasonable cost of replacing them, supported by written evidence. |
| Changes to the tenancy | No more than £50, including VAT, or the reasonable costs incurred if they are higher, where you ask for a change to the tenancy, such as adding or replacing a tenant. |
| Ending the tenancy early | Where you ask to leave without giving the notice the tenancy requires, and the landlord agrees, no more than the landlord's loss and our reasonable costs. Nothing is payable if you give the proper notice. |
| Household bills | Council tax, utilities, television licence and communication services such as broadband, where the tenancy agreement makes you responsible for them. |
| Breach of the tenancy | Damages for any breach of the tenancy agreement, such as damage to the home beyond fair wear and tear. |
The law does not allow a landlord or agent to require you to buy insurance, including pet insurance, from a third party, or to buy any other service except utilities and communication services.
Every home we advertise to let is advertised at a specific rent. Where the letting will create an assured tenancy, we will not invite, encourage or accept an offer of a higher rent. We do not discriminate against anyone because they have children or receive benefits.
Company lets and other tenancies. The Tenant Fees Act 2019 and the main tenancy reforms of the Renters' Rights Act 2025 apply to assured tenancies, which include most private lettings to individuals. They do not apply where the tenant is a company, or where the annual rent is more than £100,000. For those tenancies, the payments due and any fees are agreed individually and confirmed in writing before the tenancy begins.
3. Sales and searches
When we act for the seller of a home, we do not charge the buyer any fee.
When we act for you in finding a home to buy or rent, we do not act for the seller or landlord of the home you are interested in, and we do not accept any fee or benefit from them.
